MEGUIDE FEATURES
General Users Section:
Users can locate properties according to certain search criteria.
Users can send pre-created form direct email to the listing agent.
Users can isolate listings by agent or company
Users have a mortgage calculator tied in that will show them
perspective payments according to data they input, down-payment, current loan rates and
length of loan, the price of the property is automatically brought forward on a per
property basis. If enabled, users have a direct link from an individual listing
detail page to the listing agents web site.
Users can request to be added to a weekly report that lets them know what
new listings have been added over the past seven day period.
Realtor Section:
Realtors can login to an area that is password protected in-order to add
modify and delete property listings right from their browser
window. Realtors can upload photos of listings right from their
browser window. If a listing sells before the expiration date the listing agent can
flag the property as sold, this is a popular item found in most real estate magazines. The
flag that appears is an oblong red box just below the listing photo with bold yellow type
embedded spelling SOLD. Realtors are notified 5 days prior to the listing
expiration date that the expiration date of the property is only 5 days away. This lets
the realtor add an additional 30 days to the listing expire date, or delete the listing
from the database. If the realtor pays no attention to the notice the listing will become
unavailable for the user search on the expire date and will automatically be removed from
the database 5 days after
the expiration date, any corresponding image files will be deleted from the server at the
same time. If a realtor finds an error in the operation of the Homeguide they may
notify Link Brokers directly from the administrative section. Link Brokers has included
this feature on-order to make the debugging of the application painless for the owner. The
"Bug Report" button collects information about the last procedures run by the
server, it holds this in a hidden field and gives the realtor an area to add add- itional
comments, this information is sent directly to Link Brokers.
Owners Section:
Owners have the ability to change the look and feel of the Homeguide at
anytime. Logging into the owner administrator section displays an array of
administrative functions.
Owners Start by setting the initial look of the Homeguide application,
this is done from a web page!.
1.Set New Login and Password
2.Give the application its name, i.e. "Your Town Real Estate
Homeguide"
3.Set the meta key search words that the search engines will use to index
the application into the search engine databases
4.Set the meta description that will be accessed by the search engines to
be included with link in the search engine databases
5.Set all administrative contact information, such as email and post-mail
addresses phone numbers, contact names and more.
6.Set urls for sites of interest in the Homeguides region
7.Change the header graphic for the site
8.Choose a background image from a bank of pre-supplied images to go with
the homeguide
9.Set all site colors including text, background, link, active link,
visited link, and the colors of the two table layouts used in the application.
10.Prevent BAD words from appearing in the application with the use of
gutter-talk. This neat little toy gives the owner the ability to prevent certain words
from appearing in the database, be they typos or deliberate. Better safe than embarrassed!
11.Set the account pricing for account ranges from 3 months to 1 year for
the realtor accounts.
12.Set the display style of the returned search information to one of two
styles, columnar tables or the popular search engine format where everything appears
condensed into neat little rows.
13.Set "Photo Flagging", allows you to tell users that a
certain listing has an uploaded image to go with it. Turning this option off will show all
listings in the database to be equivalent, weather an image file has been used or not.
14.The homeguide is designed to run the administration with or with out
SSL on the same web server. We recommend that SSL be used for the overall security of the
Homeguide administration area. Both the realtor and owner administrative files are in the
same administrator directory.
Set all of the regional data, like subdivisions or neighborhoods,
counties or districts of a city .
Set the amenities search criteria. The owner decides what 6 amenities are
important for the region hosting the Homeguide. A beach town would want to offer items
such as:
1.Local Golf
2.Local Tennis
3.Beach Front
4.Gated Community
5.Swimming pool
6.Patio
Where as a mountain community may offer:
1.Local Snow Skiing
2.Fireplace
3.Garage
4.Fenced Yard
5.Paved Drive
6.Wooded Lot
Set up starter information for the "Local Real Estate
Companies". This would be the adding the names of all of the "agencies"
that are in the area. Dont worry if one is missed the agents may also add the
company name if they do not see at when they create their new account.
Set the price search range that will appear in the search page. Some areas are going to
have very low cost housing and others very high cost housing. Homeguide allows you to set
the high and low search price parameters for this.
Set the Property criteria for the realtors. The default settings for this
are usually sufficient but they may be modified added to or deleted.
The default settings are:
1.Commercial
2.Gated
3.Vacant Lot
4.Mobile Home
5.Multi Family
6.Residential
7.Villa /Condo
After the Set-up:
Add properties for agents without access to a computer. This can be a
"per property" fee based service.
Set the hot link switch to "allow" on user accounts. This will make the
individual realtors listings hot linked to an existing home page already online. This will
let Homeguide generate additional income. The fee for this was set in the main set up
area.
View listings in the homeguide by realtor total or by listing total.
View a list of listings belonging to each agent along with the number of days left on
before expiration. The default is set to 30 days. Change a realtors account
information at anytime or put the account on hold.
Send email to all the account holders from a single form. This is great
for sending messages about specials or updates that improve user flexibility to the
homeguide, which will be distributed on a regular basis. Link Brokers is always looking
for improvements to add to the Homeguide application.
Send a bug report to the Link Brokers programming staff directly. This is for Link Brokers
one of the neat items we have added. If the application for one reason or another causes a
page fault or an error message while the administrator is working on it. The only thing
that needs to be done is to copy the contents of the page and back up to the bug report
button. Press the button and paste the contents of the error message into the form area
provided and hit the mail button. A "Link Brokers Programmer" will receive the
email and be able to resolve the issue in a very speedy and timely fashion. Why is the bug
report button better than plain email? The bug report will compile various information
that Link Brokers will need in-order to fix the problem, these valuable variables are not
available via regular email.
